Why do you do a move-in and move-out video, and do I need to be present for it?

We do move-in and move-out videos so that we can document the condition of the property with a location and time stamp.  It does not matter to us whether the tenant is there for the video or not.

We do this to make sure that you are satisfied with the property.  All adult occupants who will be living there are required to physically view the property before putting in their application.  This saves time for all parties involved.

All painting and changes to the property need to have written approval from the property manager and the owner prior to starting.  Occasionally painting is allowed, but changes are almost never authorized. 

Additional pets must be signed off in writing by both the owner and property manager.  Yes, an increase in pet deposit and monthly pet fees will occur in the event that this happens. 

Yes.  However, no past fees can be refunded. 

Nemean Properties provides yard maintenance for all of its properties.

First month's rent is paid in full upon move in.  The second month of rent can be prorated based upon the time of the month when the move in occurred.  After the first 2 months, the payment schedule is that rent is paid in full on the 1st of the each month. 

No, there is no application fee.  However, if the application is approved there is a background check fee.  

Yes, we run national background checks for crimes, evictions, and also a credit check.
